Over the course of 2015, the Sears Holdings Corporation, parent company of Sears and Kmart, closed over 230 stores nationwide. As a fashion industry professional with over twenty years experience, I've been on a quest to learn why physical retail is on the decline. The problem stems from more than just issues like subpar customer service, but rather a 180-degree change in customer habits. Here are the four biggest offenders that have contributed to the widespread decline of brick-and-mortar sales.

1. Conscious Customers

The biggest shift in retail has not been the switch from in-store to online shopping, but rather a shift in the customer's approach to purchasing items. The fashion script has been flipped -- customers are no longer compliant consumers but rather savvy shoppers. They compare prices and purchase merchandise through multiple platforms including brick-and-mortar stores as well as department stores online shops, boutiques, designer sites and third party sellers, within a matter of seconds. This type of unique access has created educated customers who understand how and when to purchase clothing and accessories in order to get the best deal.

2. Going Online: Couches vs. Fitting Rooms

Retailers have seen a rapid rise in online sales in the past several years. In 2015, mega e-tailer Amazon saw a 97% increase in sales year-over-year. What does this mean, besides the obvious? While this huge increase in online shopping is helping keep the retail industry afloat, it's also eating away at income at brick-and-mortar stores. The one-click online shopping experience allows customers to buy an entire new wardrobe with ease. Online shopping also means not having to step outside of your comfort zone (literally), and for some, that's worth more than any physical retail experience could ever offer.

3. Sales On Sales On Sales

In an effort to combat the continuous decrease in sales, retailers have shifted their focus to heavy promotional selling. This quick fix may bring customers into stores but over time, it devalues both the brand and the product. Pricing is directly reflective of the quality of the product and brand. When retailers discount their product, they're also cheapening their brand. Don't get me wrong, I love a good sale. However, when retailers put all their eggs in the 40% off basket, customers will always expect a discount and become less inclined to purchase full-price merchandise. Retailers should use promotions as one of their tools in their sales kit - not the only one.

4. Next Gen Shopping

With more and more customers moving to online shopping, physical retailers need to evaluate what's making customers migrate online. If it's foot traffic stores are lacking, retailers need to make sshopping an experience rather than a chore. If customers, especially millennials, are going to spend their time in physical stores, they need to feel stimulated and engaged. Taking risks and allocating budgets towards experiential marketing and technology will get people off the couch and into the fitting rooms. In an effort to create a digital retail experience, retailers should look to omni-channel shopping efforts in store. Incorporating kiosks or handheld mobile devices where clients can purchase additional product from online and other physical stores, while in-store, is one way retailers can stay on top of an ever changing and demanding clientele.

Realistically, brick and mortars aren't going anywhere. In the end, there is nothing as appealing or intoxicating as walking into a store and being greeted by a familiar scent and a smiling face. Despite being a L’Oréal ambassador, the Fitoor (2016) actress was not seen in the commercial alongside her fellow Bollywood stars, as well as iconic stars such as Julianne Moore and John Legend.

The two are said to have had ‘unresolved differences’, despite being photographed attending a family lunch at the Kapoors over the Christmas period.

The only downside to the line is that it is sold in China. Yup, that explains why you haven’t seen it in every department store or why you may not have heard of it. Taylor’s Heritage 66 line showed at Hong Kong Fashion Week recently. Taylor may not have been there for the actual event, but it felt like she was when you take a look at all the runway photos. No, the models weren’t dressed up to look like Taylor Swift mannequins. The Heritage 66 line has everything that you would expect a Taylor Swift clothing line to have.

There are crop tops. There are tops with “Shake It Off” written across them. There are high-waisted skinny pants. There are flouncy skirts. There are overalls. There are preppy sneakers. The line is pure Taylor Swift. If you love Taylor’s style, you will love the line because it basically looks like it was taken from her closet.

The color palette of the collection is black, navy, white and red. There are a few prints in the line including an letter one that spells out the singer’s name. WWD reported that Taylor’s Heritage 66 label launched in China to try to stop all of the fake Taylor Swift products and to cater to all of the Swifties. The label showed in Hong Kong in the hopes that retailers in China and other countries will pick it up. It seems like a no-brainer to us. Who won’t want pick it up? If you cannot wait to get your hands on something and you were looking for another reason to take a trip to China, you can add this to the list. Just make sure you take an empty suitcase to bring back all of your new clothes.

Fashion and style have forever been in bed with film, television and music, especially the moments that scream love.

We all have our top pop memories of romance, lust, marriage, heartbreak from those worlds and more, including the beauty industry and the world of advertising. In a new book, "The Looks of Love: 50 Moments in Fashion That Inspired Romance," insider and designer Hal Rubenstein has rounded up some of his.

We asked him to illuminate his favorites from the book, which was released by Harper Design in plenty of time for Valentine's Day:

LOVE STORY

Rubenstein calls 1970's "Love Story" a "cheaply produced, poorly shot and badly edited" film of Erich Segal's runaway best-selling book. Both had fans weeping by the millions. Among the reasons the film did well were the genetically blessed stars, Ali MacGraw and Ryan O'Neal, but coming as it did in the ascendancy of Woodstock, with its bell-bottoms and beaded necklaces, "Love Story" ironically led the way for preppy style. Forever.

In his Harris Tweed blazers over Shetland sweaters and blue Oxford cloth shirts with collars out, O'Neal's Ollie might well have been raised by the sales staff of Brooks Brothers, Rubenstein said. MacGraw's Jenny, meanwhile, walked a protest-free campus in a peacoat, black turtleneck and plaid skirt with matching scarf once the book (thanks to a plug of gold from fan Barbara Walters) hit the big screen the year after the seismic Woodstock.

The film's score had legs. Mick and Bianca, as in the Jaggers, were married twice in 1971 in St. Tropez, first in a civil ceremony, then in a Roman Catholic wedding where the Nicaraguan beauty and future rock wife walked down the aisle to a selection of sappy songs from "Love Story." She requested the music.

SONNY AND CHER

Her Bob Mackie gowns and long straight raven hair are legendary, as are his furry vests and Prince Valiant 'dos. But there's something else, Rubenstein said, besides their break out dueting that hit the Top 40 in 1965. They followed up with "The Sonny & Cher Comedy Hour" that premiered on CBS in 1971, ending in 1974.

The two fell out of love and divorced in 1975. Both had short-lived solo TV shows before CBS persuaded them in 1976 to reunite as a divorced couple in the same time slot, Sunday nights.

"They were the first high-profile couple ever to appear in public divorced and getting along," Rubenstein said. "When I was a kid (he's 65) you said the word divorce the same way everybody said the word cancer. And they basically said, 'Here we are and we're having a good time,' and it changed people's attitudes toward divorce."

Then Cher got pregnant with Gregg Allman's child. The larger she got, the more uneasy it was for Sonny and Cher to be onstage together.

"An uncomfortable audience felt the same way," Rubenstein writes. "The reunion show barely lasted two years."

FLASHDANCE

You can thank director Adrian Lyne and costume designer Michael Kaplan for moving along the casualization of America's dress code through this movie in 1983. It was high gloss and paper thin, Rubenstein writes, but it incorporated big shifts in youth culture, from sex to style.

With their curly manes, olive skin and dark brooding eyes, stars Jennifer Beals and Michael Nouri - who played her boss and her love interest, Nick - not only looked like they could be fraternal twins but wore interchangeable outfits in identical colors. That, Rubenstein said, helped neutralize clothing as a source of gender power as their courtship unfolds.

Alex was gutsy in love and style, stomping around in her welder's boots by day and sliding up her short black leather skirt as she sat to slip off her lace bra under her torn sweatshirt after their first date. The scene had Nick bug-eyed in astonishment.

"This film is a time capsule, watershed moment of everything that was basically happening in pop culture, in fashion, in sexuality. It hits every single button," Rubenstein said.

CHANEL NO. 5

Coco Chanel wasn't fond of flowery scents. She considered perfumes that were too perfumey overly girly and oppressive, triggering memories of her years as a seamstress for wealthy women who reeked of musk and lavender to mask body odor, Rubenstein said. What she did recollect fondly, from her teen years at Aubazine Abbey's convent, was how everyone smelled clean.

In 1921, Chanel commissioned perfumer Ernest Beaux to create an unusual fragrance that "reflected the scent of a woman," Rubenstein writes. Beaux presented her with 10 options. Option No. 5 had floral notes, but Beaux included an experimental chemical called aldehyde, which extended the aroma of a perfume. On its own, aldehyde smells like soap. The No. 5 formulation was Chanel's choice and an iconic perfume was born.

When filmmaker Baz Luhrmann created a short film aimed in 2004 at re-establishing No. 5 amid a crowded field of designer fragrances, he cast his "Moulin Rouge" star Nicole Kidman as a cross between Marilyn Monroe and Grace Kelly. Monroe once said all she wore to bed was "five drops of Chanel No. 5."

MICHELLE WILLIAMS

At the 2006 Academy Awards, Sandra Bullock wore navy, Jennifer Lopez picked olive green, Amy Adams was in mocha brown and Meryl Streep donned taupe. And then there was Michelle Williams, on the arm of love Heath Ledger, in a Vera Wang chiffon and tulle gown of many folds declared one of the best Oscar dresses of all time.

It had delicate pleating along a low neckline and graceful folds, including a train that oozed sensuality with every step. But it was the standout color that killed, Rubenstein said. Wang called it "Bahamian yellow" and it was perfection against her pale skin, platinum swept-back hair and bright red lips.

"There's something so beautiful and wonderful and tragic about that dress," Rubenstein said. "They were the perfect new Hollywood couple."

The two separated in late 2007 and Ledger died in January 2008 of an accidental drug overdose.

JAMES DEAN

With Taylor Swiftian efficiency, Dean's rise to teen idol started with his debut as the troubled Cal Trask in "East of Eden." The film served as 1953 counterpart to the more macho stars of the previous generation - Humphrey Bogart, Gary Cooper, Gregory Peck and even Marlon Brando, just seven years Dean's senior, Rubenstein writes.

Trask was followed in 1955 by Dean's portrayal of the vulnerable, unsure Jim Stark, who wears his teen heart on the sleeve of a red nylon windbreaker in "Rebel Without a Cause." It's not easy looking that cool in a red zip windbreaker, but Dean pulls it off.

Offscreen, he was more closely associated with Schott NYC Perfecto black leather motorcycle jackets. He never wore one in a movie but Brando did and the Perfecto line of leather jackets lives on.

"There is not a leather jacket out there that is not stolen from that Schott jacket," Rubenstein said.

Before Fox TV’s “Empire” was a proven success, before any product licensing deals were signed, at least one eager retailer was getting in on the act.

Shayne Oliver, the founder of clothing label Hood by Air, says he was so inspired by the drama and its strong female characters, including Taraji P. Henson’s Cookie Lyon, that he had loudspeakers boom a snippet of “Empire” dialogue at his New York runway show last February.

Now Hood by Air is an official part of the Fox company’s carefully plotted and expanding merchandising “lifestyle” effort for “Empire” — in only its second season — that goes way beyond standard “Team Cookie” T-shirt fanwear and can take a TV show years of popularity to earn.

The younger-skewing appeal of “Empire,” the enthusiasm of up-and-coming brands like Hood by Air and the acceleration of fashion and retailing in general have combined to make the series a retailing whiz kid.

“It just feels great to be involved with something we actually like. … something that inspires us and we’re passionate about,” Oliver said.

Cookie, who may be TV’s most influential fashion figure since the shoulder-pad-wearing women of “Dynasty,” has earned a “Cookie’s Closet” blog from Fox. It dissects her wardrobe episode-by-episode so viewers know that was a $2,500 Gucci black leather dress she wore — and where they can find a $98 version.

Saks Fifth Avenue, MCM and Jimmy Choo are among the high-end retailers and licensees joining the “Empire” bandwagon that’s just getting rolling, according to the 21st Century Fox division that’s orchestrating the selling of the saga about family, music and power.

There are still T-shirts to be had, from Fox’s own online “Empire” store and in the $30 range. But go further afield and there’s a $200 dress, $1,200 sport coat, $1,500 handbag and $950 high heels for fans willing to splurge to get the show’s glamorous looks for themselves.

Other items under consideration by Fox include watches, fragrances and eyeglasses.

The series became an immediate touchstone for pop culture and style after its debut last January, said Jeffrey Godsick, president of 20th Century Fox Consumer Products, allowing the company to “approach it as a brand, as opposed to doing merchandise for a television show.”

The rush to extend “Empire” from TV and into stores meant that, initially, already manufactured clothes and accessories were “curated” and given the drama’s seal of approval. Some were put on prominent display in nearly a dozen windows of Saks’ Manhattan flagship location and in its Beverly Hills store.

Long-established leather goods maker MCM was included in the windows and got the benefit of in-show product placement as well. In one scene featuring Henson and Bryshere Y. Gray, who plays Cookie’s son Hakeem, their co-star was a rivet-studded MCM Berlin briefcase.

MCM had to increase production on the case to keep up with demand, which the company attributes in part to the “Empire” effect.

“The reach of the show is in the 18-to-49 demographic, our key target customer,” said Patrick J. Valeo III, president of MCM, The Americas. “We don’t want to be your parents’ or grandparents’ handbag. It’s about new-school luxury.”

Licensees are now selling custom “Empire” items, including Hood by Air clothing emblazoned with images of characters and Deborah Lippman brand nail polishes (fuchsia Hustle Hard and glittery gold Power of the Empire among the colours).

Fox’s “aggressive” merchandising effort reflects increased competition in the crowded media and fashion worlds, said Allen Adamson, founder of Brandsimple Consulting.

“Both industries are under pressure to say, ‘Hey, look at me’ in a sea of increased competition,” he said. Fox’s approach also makes sense because viewers “shift gears and channels quickly.”

“If you’re hot, you need to jump on the opportunity, seize the moment and not wait for next year, because you might be yesterday’s news,” Adamson said.

That wasn’t the case with “Sons of Anarchy,” which was several years into its FX run before there was an expansion into “biker culture” ventures such as branded alcohol, Fox’s Godsick said. It took “The Simpsons” (perhaps understandably) two decades to get a foothold in designer fashion.

The retail effort certainly is aimed at making money but is not a “pure revenue play,” he said. It’s also intended to sustain “Empire” and its audience.

In its second season, “Empire” is Fox’s top-rated series and is the No. 1 scripted broadcast show among young adults, according to Nielsen company figures. Its overall average viewership for the seven days following an episode’s airing is up slightly, 4 per cent, over last season.

“That’s why we’re so careful to pick partners,” Godsick said. “Who you’re tying in with, doing a collaboration with, sends a message to consumers and ultimately affects your brand.”
